5 stars, 1 bedroom apartment on the Palm Jumeirah

A gorgeous 5 star one bedroom apartment with amazing views of the exclusive Palm Jumeirah beach, the swimming pool area below, the stunning image of the Burj Al Arab Hotel and Jumeirah Beach shoreline across the water. These views are enjoyed from not only the great sized balcony which is off the living room, but also from the bedroom.  

The swimming pool areas and the beach just downstairs are totally exclusive to the shoreline apartments. There is a beach club with gymnasium overlooking the swimming pools, sun beds, licensed restaurants, cafes and small shops all currently opening.  

The balcony has a table with 4 chairs, where you can relax and enjoy the fantastic view.  

The hallway opens up into the very comfortable living/dining area, which is very tasteful furnished in light and dark colours where the dining area seats 4 people. There is a separate toilet and a fully equipped kitchen with washing machine, dishwasher, microwave, fridge/freezer and oven.  

The bedroom enjoys peaceful views across the water and of the facilities below. There is a walk-in wardrobe area and a good sized bathroom, which has a bath/shower combination.  

This is a very spacious one bedroom apartment with masses of living area, and a unique view. Enjoy city living with a beach lifestyle. 

The Palm Jumeirah, 'The Eighth Wonder of the World', is o­ne of Dubai's premium destinations and is a man made island formed into the shape of a palm tree, with a trunk and crown consisting of 17 fronds.

 

Our rates are ALL INCLUSIVE of:

We also offer the following services on complimentary basis:

·        Full house keeping provided before arrival, this includes fresh bed sheets, blankets, bathroom towels & amenities (shower gel, shampoo, soap, and paper tissues), full cleaning, dusting, moping etc.

·        Full house keeping provided upon check out

·        Once weekly House Keeping service (once every seven days) this applies to bookings longer than one week, it is therefore understood and agreed that the property shall be maintained clean on your own account if your booking is of seven nights or less. EARLY CHECK OUT OR CANCELLATION:

No refund will be given in case of early check out or early termination of the lease.

Should you need to cancel your stay once it has been confirmed, the party leader must immediately advise us in writing. Your notice of cancellation will only be effective when we receive it in writing at our offices. As we incur costs from the time we confirm your booking and may be unable to re-sell your period of stay, the following cancellation charges will be payable. Where the cancellation charge is shown as a percentage, this is calculated on the basis of the total cost of the booking excluding amendment charges. Amendment charges are not refundable in the event of cancellation.

Period before start of stay within which written/email notification of cancellation is received by us

 

Cancellation charges:

more than 8 weeks        15% (down payment only)

less than 8 weeks          down payment+ 20%

less than 6 weeks          down payment+ 50%

less than 4 weeks          down payment+ 60%

less than 3 weeks          down payment+ 80%

less than 2 weeks          down payment+ 100%

 

Depending on the reason for cancellation, you may be able to reclaim these cancellation charges (less any applicable excess) under the terms of any insurance policy you may have. Claims must be made directly to the insurance company concerned.

 

CHECK IN & OUT TIMING:

Note that our standard check in time is after 13:00 and our standard check out time is before 11:00 any later check out will be charged at half day charge if up to 18:00 and one full day charge if after 18:00. Note that for check out it is understood and agreed that the premises shall be vacated and the keys returned to our guest relation officer. It is strictly necessary to vacate the premises on time in order not to delay the lease of some other tenants or disrupt our operations. If our guest relation officer was not available for any reason you could leave the keys plus all access cards at the reception of the building with the security staff, possibly in an envelope addressed to Dubaldo Real Estate Broker.

 

BEHAVIOR:

You accept responsibility for any damage or loss caused by you or any member of your party. Full payment for any such damage or loss must be paid direct to us, if you fail to do so, you will be responsible for meeting any legal costs we incur in full in recovering full payment from you.

We expect all clients to have consideration for other people. If in our reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a way as to cause or be likely to cause danger, upset or distress to any third party or damage to the property, or in any way damage the reputation and/or goodwill of the landlord or Dubaldo Real Estate Broker we are entitled, without prior notice, to terminate the occupation of the person(s) concerned. In this situation, the person(s) concerned will be required to leave the accommodation. We will have no further responsibility toward such person(s). No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination.

 

HOUSE KEEPING:

You accept to rent the property on self-catering basis therefore it is understood and agreed that the property shall be maintained clean on your own account. We do provide a complimentary house keeping service once a week only (every seven nights) and this is carried out according to our busy schedule between 09:00 and 18:00. Should you wish to have a more frequent house keeping service kindly note that this is not always feasible and extra charges will apply. A complimentary House Keeping service is also provided upon your check-out.

 

BABY COTS & FOLD AWAY BEDS:

- Baby cots can be provided, subject to availability, at a charge of AED 250/- per week, this also includes lining (sheets and pillows)
- Fold away beds can be provided, subject to availability, at a charge of AED 500/- per week, this also includes lining (sheets and pillows)

 

SECURITY DEPOSIT:

The security deposit paid by the Tenant is refundable via wire transfer without interest within 14 days after check out provided that the property is returned in the same conditions as it was found on the day of check in. The bank charges shall be borne by the Tenant and charged to the beneficiary’s account, The Landlord shall be entitled to deduct, adjust or withhold from the Security Deposit what is reasonably actual and necessary to cover any damages caused to the premises. Should the Security Deposit be insufficient to cover the above, the Tenant shall be obligated to pay to The Landlord any shortfall. Note that in the case of broken glassware or crockery a full set will need to be purchased in order to restore the initial design consistency among the glassware and crockery.

 

PAYMENT:

In order to confirm your stay, a down payment of 15% of the full payment (or full payment if booking within 60 days of check-in) must be paid at the time of booking.

The 15% down payment is not refundable in the event of your cancellation or failure to pay on time as set out below..

The balance of the cost of your stay must be received by us not less than 60 days prior to check-in (or at the time of booking if this date has passed).  If you have not paid in full and on time we reserve the right to treat your booking as cancelled by you.
