Lovely studio apartment
in Jumeirah Beach residence overlooking
the free beach of Jumeirah. The studio is
of a very generous size infact it offers
enough room for a queen size bed, a four
seater sofa with LCD TV, CD, DVD and Playstation
entertainment, a dining table for four persons
and a fully equipped modern kitchen. The
studio is also provided with a bathroom
a a small balcony. The apartment offers
a lovely view of the beach and is tastefully
decorated and furnished. Plenty of shops,
cafes and restaurants have already been
launched in the nearby areas and many more
are on the way.
The apartment is equipped with stove,
washing machine, fridge and freezer, all
cooking pots and pans, crockery, cutlery,
glasses, cleaning equipment etc...
Our

The following services are offered on
complimentary
basis:

house keeping provided before arrival, this
includes fresh bed sheets, blankets, bathroom
towels & amenities (shower gel, shampoo,
soap, and paper tissues), full cleaning,
dusting, moping etc.

house keeping provided
upon check out
· Once
weekly House Keeping service (once every
seven days) this applies to bookings longer
than one week, it is therefore understood
and agreed that the property shall be maintained
clean on your own account if your booking
is of seven nights or less. Should you wish
to have a more frequent house keeping service
kindly note that due to a very busy schedule
this is not always feasible and extra charges
will apply.
· Cleaning
equipment (Vacuum cleaner, mop, washing
machine, iron, iron board etc) is provided
within the premises.
· DVD
Library with selection of movies.
· Play
station II (or similar) with a selection
of videogames
EARLY CHECK OUT OR CANCELLATION:
No refund will be given in case of early
check out or early termination of the lease.
Should
you need to cancel your stay once it has
been confirmed, the party leader must immediately
advise us in writing. Your notice of cancellation
will only be effective when we receive it
in writing at our offices. As we incur costs
from the time we confirm your booking and
may be unable to re-sell your period of
stay, the following cancellation charges
will be payable. Where the cancellation
charge is shown as a percentage, this is
calculated on the basis of the total cost
of the booking excluding amendment charges.
Amendment charges are not refundable in
the event of cancellation.

Depending
on the reason for cancellation, you may
be able to reclaim these cancellation charges
(less any applicable excess) under the terms
of any insurance policy you may have. Claims
must be made directly to the insurance company
concerned.
CHECK IN & OUT TIMING:
Note
that our standard check in time is after
4pm and our standard check
out time is before 11:00
any later check out will be charged at half
day charge if up to 18:00 and one full day
charge if after 18:00. Note that for check
out it is understood and agreed that the
premises shall be vacated and the keys returned
to our guest relation officer. It
is strictly necessary to vacate the premises
on time in order not to delay the
lease of some other tenants or disrupt the
operation of the management companies we
work with.
BEHAVIOR:
You
accept responsibility for any damage or
loss caused by you or any member of your
party. Full payment for any such damage
or loss must be paid direct to us, if you
fail to do so, you will be responsible for
meeting any legal costs incurred in full
in recovering full payment from you.
We
expect all clients to have consideration
for other people. If in our reasonable opinion
or in the reasonable opinion of any other
person in authority, you or any member of
your party behaves in such a way as to cause
or be likely to cause danger, upset or distress
to any third party or damage to the property,
or in any way damage the reputation and/or
goodwill of the landlord, Dubaldo Commercial
Brokers LLC or the management companies
we work with we are entitled, without prior
notice, to terminate the occupation of the
person(s) concerned. In this situation,
the person(s) concerned will be required
to leave the accommodation. We will have
no further responsibility toward such person(s).
No refunds will be made and we will not
pay any expenses or costs incurred as a
result of the termination.
HOUSE KEEPING:
You
accept to rent the property on self-catering
basis therefore it is understood
and agreed that the property shall be maintained
clean on your own account. A complimentary
house keeping service is provided
once a week only (every seven nights) and
this is carried out according to the busy
schedule of the management company managing
your property between 09:00 and 18:00.
Should you wish to have a more frequent
house keeping service kindly note that this
is not always feasible and extra charges
will apply. A complimentary House Keeping
service is also provided upon your check-out.
BABY COTS & FOLD AWAY BEDS:
-
Baby
cots can be provided, subject to availability,
at a charge of AED 250/- per week (cost
may vary slightly according to the management
company policies), this also includes lining
(sheets and pillows)
- Fold away beds can be provided, subject
to availability, at a charge of AED 500/-
per week cost may vary slightly according
to the management company policies, this
also includes lining (sheets and pillows)
SECURITY DEPOSIT:
The
security deposit paid by the Tenant is refundable
via wire transfer without interest within
14 days after check out provided that the
property is returned in the same conditions
as it was found on the day of check in.
The wire transfer charges shall be borne
by the Tenant and charged to the beneficiary’s
account, The Landlord or the management
company shall be entitled to deduct, adjust
or withhold from the Security Deposit what
is reasonably actual and necessary to cover
any damages caused to the premises. Should
the Security Deposit be insufficient to
cover the above, the Tenant shall be obligated
to pay to The Landlord any shortfall. Note
that in the case of broken glassware or
crockery a full set will need to be purchased
in order to restore the initial design consistency
among the glassware and crockery.
PAYMENT:
In
order to confirm your stay, a down payment
of 20% of the full payment (or full payment
if booking within 60 days of check-in) must
be paid at the time of booking.
The 20% down
payment is not refundable in the event of
your cancellation or failure to pay on time
as set out below....
The balance
of the cost of your stay must be received
by us not less than 60 days prior to check-in
(or at the time of booking if this date
has passed). If you have not paid in full
and on time we reserve the right to treat
your booking as cancelled by you..
